100 home equity loan

A 100% home equity loan is a loan against the value of your house. Or rather against the the total value of equity you own in your house. During the recent credit boom, these loans were freely available to almost anybody with a pulse. No income necessary, the pulse was good enough. It didn’t even need to be a strong one.

100% home equity loans are also, not to put too fine a point on it – a thing of the past. That is not to say there may not come a time where the governments have printed enough money that they once again reappear, but I very much doubt it. The chances of you being able to refinance with poor credit are slim to none at the moment.

The simple fact of the matter is, there is no such thing and any companies offering such a loan are to be avoided. The only possible way I can see a loan of this type being offered is if it is offered against their valuation of your home. And you are going to discover that their valuation is somewhat lower than either yours or the current market valuation.

Most of the information on the internet is out of date regarding these loans. Even a so-called “respected,” financial institution – Wells Fargo - has misleading and out of date information on their website. They are apparently still offering 125 percent home equity loans, and have a list of the advantages of taking out a 125 percent home equity loan.

Benchmark lending was something I had never heard of. I did some research, and found it has to do with interest rates and banking, which seems to be a popular theme among high paying keywords. The benchmark rate is set by the Federal Reserve in the United States, and it is the interest rate the banks pay when they borrow money. That's right, your bank borrows money, too! They must have a certain amount of money on reserve, and when they don't they borrow money over a very short term (such as one night). So why is this term so valuable? Banks and mortgage companies seek out people who might need a loan. Banking makes it's money on loans, it's just a valuable business to be a part of when there are lots of customers. This price seems almost reasonable compared to many of the other keywords.

Risk which can be insured by private companies typically share seven common characteristics.[2]

  1. Large number of similar exposure units. Since insurance operates through pooling resources, the majority of insurance policies are provided for individual members of large classes, allowing insurers to benefit from the law of large numbers in which predicted losses are similar to the actual losses. Exceptions include Lloyd's of London, which is famous for insuring the life or health of actors, actresses and sports figures. However, all exposures will have particular differences, which may lead to different rates.
  2. Definite Loss. The loss takes place at a known time, in a known place, and from a known cause. The classic example is death of an insured person on a life insurance policy. Fire, automobile accidents, and worker injuries may all easily meet this criterion. Other types of losses may only be definite in theory. Occupational disease, for instance, may involve prolonged exposure to injurious conditions where no specific time, place or cause is identifiable. Ideally, the time, place and cause of a loss should be clear enough that a reasonable person, with sufficient information, could objectively verify all three elements.
  3. Accidental Loss. The event that constitutes the trigger of a claim should be fortuitous, or at least outside the control of the beneficiary of the insurance. The loss should be ‘pure,’ in the sense that it results from an event for which there is only the opportunity for cost. Events that contain speculative elements, such as ordinary business risks, are generally not considered insurable.

Best Diet Tip No. 1: Drink plenty of water or other calorie-free beverages.
People sometimes confuse thirst with hunger. So you can end up eating extra calories when an ice-cold glass of water is really what you need.
"If you don't like plain water, try adding citrus or a splash of juice, or brew infused teas like mango or peach, which have lots of flavor but no calories," says Cynthia Sass, RD, a spokeswoman for the American Dietetic Association.
Best Diet Tip No. 2: Think about what you can add to your diet, not what you should take away.
Start by focusing on getting the recommended 5-9 servings of fruits and vegetables each day.
"It sounds like a lot, but it is well worth it, because at the same time you are meeting your fiber goals and feeling more satisfied from the volume of food," says chef Laura Pansiero, RD.
You're also less likely to overeat because fruits and vegetables displace fat in the diet. And that's not to mention the health benefits of fruits and vegetables. More than 200 studies have documented the disease-preventing qualities of phytochemicals found in produce, says Pansiero.
Her suggestion for getting more: Work vegetables into meals instead of just serving them as sides on a plate.
"I love to take seasonal vegetables and make stir-fries, frittatas, risotto, pilafs, soups, or layer on sandwiches," Pansiero says. "It is so easy to buy a variety of vegetables and incorporate them into dishes."
Best Diet Tip No. 3: Consider whether you're really hungry.
Whenever you feel like eating, look for physical signs of hunger, suggests Michelle May, MD, author of Am I Hungry?
"Hunger is your body's way of telling you that you need fuel, so when a craving doesn't come from hunger, eating will never satisfy it," she says.
When you're done eating, you should feel better -- not stuffed, bloated, or tired.
"Your stomach is only the size of your fist, so it takes just a handful of food to fill it comfortably," says May.
Keeping your portions reasonable will help you get more in touch with your feelings of hunger and fullness.
Best Diet Tip No. 4: Be choosy about nighttime snacks.
Mindless eating occurs most frequently after dinner, when you finally sit down and relax.
"Sitting down with a bag of chips or cookies in front of the television is an example of eating amnesia, where you mindlessly eat without being hungry, but out of habit," says American Dietetic Association spokesperson Malena Perdomo, RD.
Either close down the kitchen after a certain hour, or allow yourself a low-calorie snack, like a 100-calorie pack of cookies or a half-cup scoop of low-fat ice cream. Once you find that you're usually satisfied with the low-cal snack, try a cup of zero-calorie tea, suggests Perdomo.
Best Diet Tip No. 5: Enjoy your favorite foods.
"I think putting your favorite foods off limits leads to weight gain because it triggers 'rebound' overeating," says Sass.
Instead of cutting out your favorite foods altogether, be a slim shopper. Buy one fresh bakery cookie instead of a box, or a small portion of candy from the bulk bins instead of a whole bag.
"You can enjoy your favorite foods, but you must do so in moderation," says Sass.
Best Diet Tip No. 6: Enjoy your treats away from home.
When you need a treat, Ellie Krieger, RD, host of Food Network's Healthy Appetite, suggests taking a walk to your local ice cream parlor or planning a family outing.
"By making it into an adventure, you don't have to worry about the temptation of having treats in the house, and it is a fun and pleasurable way to make it work when you are trying to lose weight," says Krieger.
And for those times you just can't get out? Krieger stocks her kitchen with fresh fruit, which she thinks can be every bit as delicious as any other dessert.
Best Diet Tip No. 7: Eat several mini-meals during the day.
If you eat fewer calories than you burn, you will lose weight. But when you're hungry all the time, eating fewer calories can be challenging.
"Studies show people who eat 4-5 meals or snacks per day are better able to control their appetite and weight," says obesity researcher Rebecca Reeves, DrPH, RD.
She recommends dividing your daily calories into smaller meals or snacks and enjoying as many of them as you can early in the day -- dinner should be the last time you eat.

Protein is more satisfying than carbohydrates or fats, and thus may be the new secret weapon in weight control.
"Diets higher in protein [and] moderate in carbs, along with a lifestyle of regular exercise, have an excellent potential to help weight loss," says University of Illinois protein researcher Donald Layman, PhD.
Getting enough protein helps preserve muscle mass and encourages fat burning while keeping you feeling full. So be sure to include healthy protein sources, like yogurt, cheese, nuts, or beans, at meals and snacks.

Add spices or chiles to your food for a flavor boost that can help you feel satisfied.

are series of chemical reactions occurring within a cell. In each pathway, a principal chemical is modified by chemical reactions. Enzymes catalyze these reactions, and often require dietary minerals, vitamins, and other cofactors in order to function properly. Because of the many chemicals that may be involved, pathways can be quite elaborate. In addition, many pathways can exist within a cell. This collection of pathways is called the metabolic network. Pathways are important to the maintenance of homeostasis within an organism.

Metabolism is a step-by-step modification of the initial molecule to shape it into another product. The result can be used in one of three ways:

  • To be stored by the cell
  • To be used immediately, as a metabolic product
  • To initiate another metabolic pathway, called a flux generating step.

A molecule called a substrate enters a metabolic pathway depending on the needs of the cell and the availability of the substrate. An increase in concentration of anabolic and catabolic end-products would slow the metabolic rate for that particular pathway.

Overview

Each metabolic pathway is composed of a series of biochemical reactions that are connected by their intermediates: The reactants (or substrates) of one reaction are the products of the previous one, and so on. Metabolic pathways are usually considered in one direction (although all reactions are chemically reversible, conditions in the cell are such that it is thermodynamically more favorable for flux to be in one of the directions).

  • Glycolysis was the first metabolic pathway discovered:
  1. As glucose enters a cell, it is immediately phosphorylated by ATP to glucose 6-phosphate in the irreversible first step. This is to prevent the glucose from leaving the cell.
  2. In times of excess lipid or protein energy sources, glycolysis may run in reverse (gluconeogenesis) in order to produce glucose 6-phosphate for storage as glycogen or starch.

GOALS


PATH TO GOALS ACHIEVEMENT
1.) ENVISION YOUR GOALS. Know exactly what you want. Be able to see yourself actually attaining your goals. Get into this habit of envisioning several times a day. You are half-way to any goal if you can "see" yourself achieving it first.
2.) HAVE A PASSIONATE DESIRE TO ACHIEVE YOUR GOALS. If all you do is make a list of things that would be "nice" to accomplish, forget it! In order to achieve our goals we must have a burning desire to do so.
3.) MAKE YOUR GOALS WELL-DEFINED AND MEASURABLE. Be specific when setting your goals so that they allow you to measure your progress. (for example, if you're in sales, a goal should not be that you will have more appointments than last month. You should define this goal with specific numbers; i.e. I will have 20 appointments this week, or 75 this month.)
4.) BE FLEXIBLE. Be ready to re-adjust your goals and not give up on them. If they are too easy, they won't be worthwhile, and if they are too tough, and you will start thinking that the idea of goal setting is worthless. Remember, small victories lead to big successes.
5.) SET A DEFINITE TIME PERIOD FOR YOUR GOALS. Many people have things they have planned to do for a long time, but have never done. Just having the goals is not good enough, we must have a time frame to complete them.
6.) WRITE DOWN YOUR GOALS. When you do, your likelihood of achieving them is dramatically increased. Place little notes around the house so you can see your goals constantly.
7.) TAKE ACTION. This is the most important one of all. If you don't take action, then everything up to this point has been wishing, not goal setting.
